Welcome to SeegSoog.com (“we,” “us,” or “our”). These Terms of Use (“Terms”) govern your use of our website and related services (collectively, the “Platform”). By accessing or using the Platform, you agree to abide by these Terms.

Scope of Services: The Platform is an online venue that enables users to discover properties, connect with other users, and communicate about potential transactions and services. These may include, without limitation, property sales and investments, private funding and lending arrangements (such as “Be the Bank”, mortgages, hard‑money or other loans), and third‑party real‑estate‑related services (such as construction and renovation, inspections, company or LLC formation and registered agent services, title and escrow services, insurance, property management, accounting, legal services, tax planning, 1031 exchanges, and similar offerings). Any communication, negotiation, agreement, or transaction you enter into with another user or a third‑party provider is solely between you and that party.

1. Eligibility

You must be at least 18 years old to register and use our services.

2. Accounts & Login

  • You’re responsible for maintaining the confidentiality of your login credentials.
  • Do not share your account or impersonate another person.

3. User Roles

The Platform is designed to connect different types of users. We define these roles as follows:

  • Investors: Users who are seeking to discover, analyze, and connect with Providers regarding properties and related services.
  • Providers: A general term for any user offering a property or service. This includes Sellers, who list properties for sale or investment, and Service Providers, who may offer services such as funding, construction, legal counsel, or property management.

To offer properties or services as a Provider, you must also agree to the Seller Terms of Use.

4. AI-Assited Reports

The Platform offers AI-assisted property reports for informational purposes only. These reports are created by automated systems and may contain inaccuracies or omissions. SeegSoog.com is not responsible for the content, accuracy, or completeness of these reports. You should independently verify any information before making financial decisions.

5. Saved Properties

Users may bookmark properties that appear on both the map and sidebar.

6. Acceptable Use

  • Do not use the Platform for illegal, abusive, or fraudulent purposes.
  • Do not scrape, copy, or redistribute content without permission.

7. Intellectual Property

All site content and branding are owned by SeegSoog.com. Reproduction or redistribution without authorization is prohibited.

9. Disclaimer

SeegSoog.com does not guarantee investment outcomes or property performance. We are not liable for losses or errors in listing data. Providers and Investors accept responsibility for their own decisions.

Role and No Advice: We are not a real estate broker, agent, lender, underwriter, insurer, escrow agent, investment advisor, legal or tax advisor, or fiduciary. We do not structure, originate, underwrite, broker, or guarantee any loans, funding arrangements, or other services that may be discussed or entered into between users or with other Providers. We do not draft, review, negotiate, or endorse any loan agreements, service contracts, or other legal documents between you and any other party, and we make no representation about their legality, validity, enforceability, or suitability. You are solely responsible for obtaining your own independent legal, tax, financial, and other professional advice before entering into any transaction.

10. Limitation of Liability

To the fullest extent permitted by law, SeegSoog.com, its affiliates, and their respective officers, directors, employees, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenues, whether incurred directly or indirectly, or any loss of data, use, goodwill, or other intangible losses, resulting from (a) your access to or use of or inability to access or use the Platform; (b) any conduct or content of any third party on the Platform; or (c) unauthorized access, use, or alteration of your transmissions or content.

11. Third-Party Services and Payments

The Platform may display information about, or allow you to connect with, Providers who may offer funding, construction, inspection, management, legal, tax, insurance, or other services. We do not control, supervise, recommend, or guarantee any Provider. Any interest, fees, commissions, premiums, retainers, or other amounts agreed between you and another party are determined solely by you and that party. Unless we clearly state otherwise in writing for a specific feature, we do not hold client funds, do not act as escrow, and are not responsible for the transfer or safekeeping of any money or assets. You are solely responsible for verifying the licensing, registration, experience, and compliance of any party you choose to work with.

12. Term and Termination

You may terminate your account at any time by following the instructions in your account settings or contacting us directly. We reserve the right to suspend or terminate your access to the Platform at our sole discretion, without notice, for any conduct that we believe violates these Terms or is harmful to other users of the Platform, us, or third parties. Consequences for breaches may include, but are not limited to, a formal warning, temporary suspension, or permanent termination of your account.

13. Indemnification

You agree to indemnify, defend, and hold harmless SeegSoog.com and its affiliates from any claims, damages, or expenses, including reasonable attorneys' fees, arising from your use of the Platform or your violation of these Terms.

14. Governing Law and Dispute Resolution

These Terms shall be governed by the laws of the State of Israel. We encourage you to contact us first to resolve any disputes informally. Upon receiving a dispute notice via our Contact Us page, we will make a good-faith effort to resolve it and will respond to your inquiry within 14 business days. Any legal action arising under these Terms will be brought exclusively in the competent courts located in Tel Aviv, Israel.
